DEVELOPING OR SUBDIVIDING LAND IN ALASKA
The development of land or subdividing involves evaluation of the land for well and septic capabilities if you are not served by a public sewer or water. Each lot must have adequate area to provide for a primary and 2 reserve septic systems at a minimum or an area determined by percolation rate.
Midnight Sun Excavating has experience excavating test holes for subdivision development. The test holes are typically excavated to a depth of 16' or bedrock/water. Monitor tubes are placed in the test holes in order to monitor ground water table levels thru a high water table period defined as May 1-15 or October 1-15. Percolation testing is accomplished at each test hole and the soil mounded up around the monitor tubes. The above soil information is then sent to the Municipal onsite services department or ADEC for a review and approval to allow platting. In the Matanuska Valley the review is done by the Borough.
